Inclusion Coffee, Rita's Italian Ice, and Frost Bank to Open This Summer at 101 Center

(City of Arlington, May 16, 2019)  Inclusion Coffee, an urban coffee shop that also plans to offer customers a sit-down dining area and a full bar, is among the new businesses coming to 101 Center in Downtown Arlington this summer.

Frost Bank and Rita’s Italian Ice are also slated to open on the ground floor of 101 Center, a mixed-use development located east of Arlington City Hall and the George W. Hawkes Downtown Library.

"We are carefully curating the mix of retail tenants along Abram to create activity from the daytime through the nighttime, while offering Downtown residents and employees convenience, entertainment, and an overall good experience,” said Paris Rutherford, president of Catalyst Urban Development.

Additional business options, including a restaurant with patio dining, are being considered for the available lease spaces at 101 Center, which also features 244 apartment units and a parking garage with public parking at the ground level.

“We’re talking to a host of folks right now. We’ve got room for between four and five more businesses,” Rutherford said. “Our hope is to have another restaurant with sit down dining and entertainment components. We’ll likely have a business service tenant or two and a health or beauty tenant.”

Frost Bank, which fronts Abram Street, is expected to complete construction by Memorial Day and will offer residents the convenience of neighborhood banking and ATM services, Rutherford said.

Inclusion Coffee, which is expected to be open as late as 2:00 a.m. on weekends, will offer customers various coffees, teas, and spirits.

"Inclusion is a modern indoor town square experience; planned as a place where people can congregate and interact over business or pleasure," Rutherford said.

Rita’s Italian Ice is under construction and slated to open this summer.

"Rita's is a popular concept from the East Coast that is new to the region. They will serve a tasty cool treat for those on their way to enjoy a concert at the Levitt Pavilion across the street, or event at the Downtown Library," he said.

Approximately 600 free parking spaces are located throughout Downtown within a 2-5-minute walk of 101 Center, including more than 90 on-street spaces and approximately 140 spaces on the ground floor of the on-site parking garage.
