The 411 on 404
Once you see 404 Border, the latest residential project in downtown Arlington, you’ll be ready to turn in your current set of keys and move in. Even in its current half-built state, it’s apparent that the combination of quality amenities, varied floor plans and outstanding location add up to a menu of choices that will appeal to a variety of tenants, including young professionals, grad students and downtown enthusiasts.
Self-described as “urban boutique living,” standard features at 404 Border are upscale and the attention to detail is impressive. Open-concept designs for all of the one- and two-bedroom apartments boast 9’ ceilings, designer color schemes, full‐size washer/dryer connections and wood-style flooring. Foodies (and take-out aficionados) will appreciate the kitchens, with their electric stainless steel appliances, islands, granite countertops, track and pendant lighting, breakfast nooks and spacious pantries.
Seven options for floor plan provide something for everyone, ranging from surprisingly spacious efficiencies to massive two-bedroom spaces. Every unit comes with good-sized closets plus extra storage, bay windows and balconies (there’s one floor plan in particular that has a massive balcony – hint, hint).
With such well-appointed living spaces, you may be tempted to hang out at home every night. Don’t. The community spaces within 404 Border offer stylish and sometimes unexpected amenities. The resort-style pool, for instance, comes with semi-private cabanas. For more fun in the sun, residents can tailgate before the game in green spaces with grills and fire pits. In addition to an elegant clubhouse, you’ll find as state-of-the-art fitness facility, coffee bar, and business center with computers and complimentary WiFi.
One of the best amenities is the location, location, location. 404 Border is within walking and biking distance from every destination within downtown Arlington and beyond. It’s minutes from dining, entertainment, and cultural activities, not to mention educational and employment opportunities. Did we mention sports? With the UT Arlington Mavericks, Dallas Cowboys, and Texas Rangers all within a two mile radius, 404 Border is the place for sports fans.
This is Texas, y’all, so we know you have a car. No problem for 404 Border residents. There will be direct and indirect garages, limited access parking lot, and street parking. You’ll even find a car wash bay (they’ve thought of everything).
All in all, however, our favorite feature of 404 Border may be the Sky Box. A rooftop lounge, it’s the perfect place for residents to gather and relax. This “urban clubhouse” space comes complete with TVs and flexible seating with a spectacular view of downtown Arlington and AT&T Stadium.
404 Border will open in early 2016. For more information or to talk with a leasing agent, visit the newly-launched website and Facebook page.
